October 15, 2021
Dear Summerplace Neighbor,
This is your notice that the SIA annual meeting will take place on Saturday, November 13, 2021 at 10:00am at 1995 W. Barefoot Pl.
In preparation for the 2021 SIA annual meeting and the election of officers of the Summerplace Improvement Association Inc., please find enclosed the documents necessary for our meeting and election. Of particular importance is the return of the following documents found in Section III of the annual mailing documents:
Voting certificate
Election ballot
Proxy, if you cannot attend the SIA Annual Meeting
On behalf of the SIA Board, the following is an overview of important matters the Board dealt with this year. Details of these actions are reflected in the Board Meeting Minutes which are available on our website, along with all relevant SIA documents, at www.summerplaceflorida.com
Board Structure Activities 2021: The 2021 Board of Directors (BOD) consisted of John Lehnhardt – President, Bart Heikes – Vice President, Mary Beasman –Secretary, Walter
Garrard and Steve Melchiori. John Lehnhardt was acting Treasurer.
Legal Activities: The lawsuit by one of the association members against the association has continued. The case is now scheduled to go to trial in March 2022.
New SIA Members: It was a busy year for new members with seven properties changing hands and another in the works.
Dave and Anne Mitchell – 1841 E. Shell Lane, from Chapel Hill, N.C. – they have recently relocated to Alabama and the house is on the market
Martin Harry – 1861 E. Shell Lane lot, from Austin, Texas – will be building a new house and become a full-time resident once he retires in a couple years.
Denise and Galvarino Pinto – 1905 W. Shell lot – from Easton, P.A. – will build a retirement home on the lot sometime in the future.
Robert and Carol Burchett – 1970 W. Shell Lane – purchased as a guest house for friends and family. They have a primary home on Spring Place just north of Summerplace and another home in upstate NY.
Alex Collazo – 1981 W. Shell Lane – from Orlando – will build a retirement home in the next two years with plans of becoming a full-time resident in 2023.
Krista and Doug Stanford – 1820 E. Barefoot Pl. – from the Orlando area – full-time residents
Emilie Peters – 1971 W. Barefoot Pl. – from Ft. Lauderdale – full-time resident
Rental Properties: On July 1, 2019, the Board instituted a renter registration policy requiring all property owners to register their renters with the SIA Board 2 weeks in advance of the rental start. The property owners must also distribute the current SIA General Rules and Guidelines to each renter. We feel we had a good response to this new rule and received registrations for all rentals that we were aware of in 2021.
Parking Signs:15 new permanent parking regulatory signs were placed at SIA street entries and cul de sacs.
Maintenance:
1. Repairs were done on the E. Shell stairs in late 2021 to replace the posts on the stair runners. A newer gate, donated by Bob Acevedo of 1800 E. Shell, was installed the first of October with SIA volunteer labor.
2. E. Shell Lane grading – significant drainage issues on the E. Shell Lane cul-de-sac were addressed by regrading projects and the runoff problem onto certain properties was improved.
3. The first of two Annual landscape trimming events was completed in September with a second planned for after hurricane season.
2022 Annual Dues: An invoice for the 2022 annual dues is enclosed in Section II. Dues are payable by January 1, 2022. These remain at $300 per lot as they have been for the last few years. Please consider sending your dues when you return your ballot, voting certificate, and proxy.
On behalf of the SIA Board, thank you for your continued support. We look forward to seeing you at the Annual Meeting on Saturday
November 13, 2021, at 10:00 a.m. at 1995 W. Barefoot Place. Please bring your own chair.
Sincerely,
John Lehnhardt, President
Attendance at the SIA 2021 Annual Meeting due to Covid-19
The SIA Board is concerned for the health and welfare of our residents due to covid-19. However, with the widespread use of vaccines in our community and the fact that our meeting will be held outdoors, we are not placing any restrictions on attendance at the annual meeting. We believe each of our members can make their own decissions on whether to attend and what personal precautions they wish to take.
1. Masks are not required to be worn by everyone attending the meeting but those who wish to wear masks are welcome to do so.
2. Social distancing will not be enforced but people wishing to keep 6’ apart will have plenty of space to do so. Please bring your own chairs.
3. Refreshments will be provided at this year’s meeting. We understand the meeting has always had a social context, and we will continue that tradition for all who wish to participate.
