Summerplace Improvement Association, Inc.
Board Meeting Minutes
December 14, 2019
Attending: SIA Board President John Lehnhardt, Board Members Walter Garrard, Bart Heikes, Ronnie Lawn and Steve Melchiori. Also attending SIA Board Secretary Mary Beasman and SIA resident Billie Thompson
Architectural Review Committee (ARC) Approval and Recommendation: John Lehnhardt called the meeting to order and advised Board Member Ronnie Lawn had recused himself from the following discussion of the construction of a pool on his property at 1971 W. Barefoot Place. John reviewed the ARC approved plans for the pool, noting it meets all County code requirements for the construction of a pool, including both a 10-foot setback for the neighboring property (1961 W. Barefoot Place) and a 10-foot setback from the drainage field. A motion was made and seconded to accept the ARC recommendation approving the pool. Following a brief discussion, the Board voted unanimously to accept the ARC recommendation approving construction of a pool at 1971 W. Barefoot Place.
Money Market Account: John suggested the Board consider moving SIA deposits to a money market account that would yield $500 annually. The money market allows for 6 transfer per month with no fees. A motion was made and seconded to move SIA funds to a money market account. The Board voted unanimously to approve the motion.
SIA Beach Stairs: E. Pebble Path: John reported the E. Pebble Path beach stairs have been repaired at a minimal cost. The work required purchasing a $70 jack to raise the steps that had sunk into the sand following Hurricane Dorian. Additionally, recycled wood was used to replace missing pickets on the stairs.
E. Shell: John indicated the E. Shell stairs are repairable, but the timing of this is dependent on the sand receding somewhat to allow for access to the support beam. In the meanwhile, the stairs remain usable.
Construction and Major Renovation Projects within SIA: The Board discussed briefly the disruption that can occur within SIA with construction and major renovation projects. It was noted that this is a difficult issue to address as any construction or renovation varies from project to project and from street to street. Additionally, it is the responsibility of each homeowner and their contractor to ensure the established SIA policies are followed as to parking, not blocking cul de sacs or driveways, working only during the specified hours, road deposit, etc. The Board agreed to review this process and determine whether additional guidelines are required for SIA property owners during construction and/or major renovations.
With no further discussion, the meeting was adjourned.
Respectfully submitted.
Mary Beasman, SIA Secretary
