SIA ARC Submission, Review and Approval Process
Submission
When a property owner contacts the SIA President regarding a construction project, the SIA President will supply the property owner with the SIA Architectural Guidelines in hard copy, email attachment or direct them to the SIA Website.
The property owner must then submit Five (5) complete copies of the plans for construction (blueprint copies) to the SIA President for review. Three (3) copies will be returned after final approval by the Board of Directors. These complete construction plans must include:
- ▪ a detailed site plan survey including specific measurements of setbacks
- ▪ detailed plans and profile of the house and its construction and exterior finish
- ▪ locations of gutters, downspouts, and drywells
- ▪ location of septic tanks and wells
- ▪ driveway plans and materials
- ▪ added fill requirements and justification of need
- ▪ locations of any retaining walls, privacy walls, gates and fencing
- ▪ final house peak height above the crown of the deeded road
- ▪ drainage plan
The SIA President will review the submission to make sure it is complete, working with the property owner directly to get all the information needed.
Once the submission is complete, the SIA President will forward a copy of the submission to each member of the ARC. This will start the 30 day clock for review and approval of the project.
The ARC members will review the submission for compliance with the SIA ARC guidelines and vote on what recommendation to provide to the SIA Board.
The three recommendation options are:
a. Approve plans as Submitted.
b. Tentatively approve with changes recommended and specific comments as to which aspect of the Architectural Guidelines the requested changes refer to:
c. Reject plans with specific references as to which areas of the Architectural Guidelines that the proposed plan does not meet.
The ARC Chair will then return the plans to the SIA President with the ARC recommendation and comments.
The SIA President will notify the property owner of the ARC recommendation and liaison between the property owner and the ARC to try to resolve issues raised by the ARC, if there are any.
Within 30 days of the submission the SIA President will call an open SIA Board meeting to discuss and vote on the recommendation of the ARC for the plan. If the SIA Board does not vote on the plan within 30 days of submission, the plan will be considered approved.
